Sun City West’s Oct. 16 construction-hours change and your roof plans

On October 16, Sun City West’s construction hours changed for the season. Under the rule posted on the Recreation Centers of Sun City West CC&R page, from October 16 to April 14, construction work in or within 500 feet of residential zones, and within 1,500 feet of an occupied home, may not begin before 6 a.m. It must stop by 7 p.m. From April 15 to October 15, the start time is 5 a.m.

If you had summer work done with a 5 a.m. start, expect a crew to arrive an hour later now. If you are planning roof work this fall or winter, this is a good moment to check the rest of the rules for your property, too.

Hours and who handles problems

  • Ask your contractor to confirm start and finish times in writing, within 6 a.m. to 7 p.m.
  • Let close neighbors know the dates. A short note heads off surprises.
  • Per the CC&R page, construction issues are handled by the Director or a designee, or an officer of the Maricopa County Sheriff’s Office. Noise complaints go to MCSO at 602-876-1011.

Your CC&Rs are specific to your lot

The CC&R Department’s brochure says there are more than 100 different CC&Rs in Sun City West, and that each owner is responsible for understanding the ones for their property. Building and remodeling is one of the topics they cover. Before roof work that changes how your home looks, such as a new material or color, read yours.

  • Request a copy of your property’s CC&Rs by emailing ccrs@suncitywest.com.
  • Or visit the CC&R Department at the R.H. Johnson Recreation Center, 19803 N. R.H. Johnson Blvd., 8 a.m. to 2:30 p.m., Monday through Friday. The phone is (623) 544-6661.
  • If your home is also in a separate HOA within Sun City West, check its rules as well.
  • Keep the answer with your roof paperwork. Our Sun City West roof records guide explains what else to keep.

The department is reactive. Per its brochure, an inspection starts when a complaint is filed, and a homeowner who gets a violation notice has 21 days to comply. Checking first is simpler than fixing later.

If this week’s weather has you planning repairs

Sun City West was named in two storm warnings on October 21 and 22. If you are now lining up roof work, read what those warnings mean first. Because Sun City West is unincorporated, any building permit comes from Maricopa County Planning and Development, not a city.

For a free roof inspection, contact Apex Roofing Systems or call (480) 808-ROOF (7663). More on our Sun City West service page.
