San Tan Valley and this week’s storm watches: what the NWS record shows

San Tan Valley sat inside two National Weather Service severe thunderstorm watches this week. Watch 689 ran from 1:36 p.m. to 9 p.m. on Wednesday, October 21, and Watch 692 began at 4:01 a.m. on Thursday, October 22, and was set to run until 1 p.m. Both included Pinal County. A flood watch also covered Northwest Pinal County, the NWS forecast zone that includes San Tan Valley, through Thursday afternoon. It said rainfall rates of 1 to 2 inches per hour were possible in places.

Several warnings this week covered parts of Pinal County, but none of them listed San Tan Valley among the places in the storm’s path. When we checked the NWS Phoenix local storm reports for October 20 to 22 at about 12:30 p.m. Thursday, every hail and wind report was in Maricopa or Gila County. None was in Pinal County.

What that means for your roof

A watch means conditions could produce severe storms. It is not a report that one hit your street. So far, the record does not point to hail damage in San Tan Valley. It cannot rule out a strong cell over one neighborhood, and reports can still be added.

The more likely concern here is water. Many San Tan Valley homes have concrete tile roofs. The tile sheds most of the rain, but the underlayment beneath it is what keeps the house dry, and that layer ages faster than the tile does. Any rain that falls this week is a free test of it.

A short rain-test checklist

  • Check ceilings and the tops of walls, especially below valleys, skylights, vents and the spot where a patio roof meets the house. Date and photograph anything new.
  • If you can reach the attic safely, look with a flashlight for damp wood, drip marks or wet insulation while the rain is fresh.
  • From the ground, look for slipped or cracked tiles and for gaps along ridges and hips.
  • Note stains that grow after each storm. A stain that keeps spreading usually means the underlayment needs attention, not just one tile.
  • Stay off the roof. Wet tile is slippery, and walking on it can crack it.

If you also want to look for hail signs, our Valley hail roof check covers what to look for from the ground.

If something looks off, or your tile roof is old enough that you are unsure about the underlayment, Apex Roofing Systems offers a free roof inspection. Call (480) 808-ROOF (7663).
