Hiring a roofer in Sun City West after this week’s storm warnings

Sun City West appeared by name in two National Weather Service severe thunderstorm warnings this week: on the afternoon of October 21 and early on October 22, 2026. After warnings like these, people often come to the door offering roof work. Some are legitimate. Some are not.

On August 12, 2026, after that month’s monsoon storms, Arizona Attorney General Kris Mayes issued a consumer alert about storm-related repair scams. Her advice fits this week just as well.

The Attorney General’s checklist, in plain terms

  • Talk to your insurer first to learn what your policy covers, before anyone starts work.
  • Ask people you trust for referrals: friends, family and neighbors.
  • Get several estimates in writing and compare them.
  • Verify the license with the Arizona Registrar of Contractors at roc.az.gov or (602) 542-1525. You can check for complaints there too.
  • Never pay by gift card or cryptocurrency.
  • Do not pay in full up front. A reasonable down payment can be fair. Pay the rest once the work is complete and checked.
  • Ask for identification from anyone who says they are an inspector, a government official or a utility worker. Then call the agency or company yourself to confirm.

If you think you were targeted, the Attorney General takes consumer complaints at azag.gov/complaints/consumer.

What is different in Sun City West

Sun City West is an unincorporated community in Maricopa County. There is no city hall. Building permits and inspections for unincorporated areas run through Maricopa County Planning and Development, at 602-506-3301. If someone says “the city” approved a repair, ask more questions. A good contractor can tell you whether your job needs a county permit and who will pull it.

Your property’s CC&Rs apply as well. PORA says it is not a regulatory or enforcement agency, and it directs CC&R questions to the Recreation Center office at 623-544-6661.

You can take your time

A warning is not proof of damage. A careful look this week does not have to become a signed contract this week. Our post on what this week’s Sun City West warnings mean walks through a ground-level check. For more on choosing a contractor, see trusted roofing companies in Arizona. If a claim is involved, our roof insurance claims page explains the steps.
